Why Facade Cleaning Matters More in Abu Dhabi
A building in a mild climate might need cleaning once a year. Abu Dhabi is a different situation entirely, and it is worth understanding why.
Fine desert dust does not just sit on the surface. Combined with wind, it acts like sandpaper on glass and painted cladding. Left long enough, it causes permanent hazing and scratching that no amount of later cleaning will remove.
Buildings near the Corniche, Al Bateen, Al Reem Island, Saadiyat and Yas Island are exposed to salt-laden humidity. Salt attacks aluminium frames, metal cladding, fixings and sealant joints. Regular washing removes it before it does structural damage.
Facade surfaces in Abu Dhabi summer can exceed 70°C. At those temperatures dirt, bird droppings and pollution bond chemically to the surface. What would have washed off easily in month one becomes a specialist stain removal job by month twelve.
A single strong shamal can leave a building looking like it has not been touched in a year.
This is why buildings here need a proper maintenance schedule, not occasional attention. Cleaning is cheaper than repairing.

Signs Your Building Needs Facade Cleaning

- Glass that looks dull or hazy even in direct sunlight
- White chalky deposits on stone or concrete (efflorescence)
- Green or black staining in shaded and damp areas
- Bird droppings, nesting debris or insect residue
- Rust marks running from fixings, brackets or metal fittings
- Cement splashes, paint spots or adhesive residue after construction work

- Your building looks noticeably worse than the ones next to it
- More than 6–12 months since the last professional clean
Surfaces and Materials We Clean
Different materials need completely different methods. Using the wrong one causes permanent damage, which is why our surveyor identifies your facade materials before any work is quoted.
| Surface | What We Do |
|---|---|
| Glass & curtain wall | soft-brush cleaning for a streak-free, spot-free finish |
| Aluminium cladding (ACP) | pH-neutral cleaning that protects the coated surface |
| Natural stone — marble, granite, limestone | Gentle low-pressure methods that do not open the pores |
| Metal panels & louvres | Salt and corrosion removal with careful rinsing |
| Composite & GRC panels | Manufacturer-appropriate cleaning agents |
| Signage & shopfronts | Detailed cleaning without damaging vinyl or lighting |
| Balconies, railings & handrails | Full clean including glass balustrades |
| Skylights & canopies | Overhead cleaning from safe platform access |
Our Facade Cleaning Services
Whatever condition your building is in, there is a service that fits it.
Regular Scheduled Cleaning
Monthly, quarterly, twice-yearly or annual visits so your building never falls into a state that needs expensive restoration. Contract clients get priority scheduling and better rates.
One-Off Deep Cleaning
For neglected buildings, or ahead of a specific event: property handover, a sale, a valuation, an inspection, or a major tenant moving in.
Post-Construction Cleaning
Cement splashes, sealant smears, adhesive residue, protective film and site dust removed before contamination cures onto the surface.
High-Rise Glass Cleaning
Internal and external glass cleaning at height using water systems, for a finish with no drying spots or streaks.
Stain & Contamination Removal
Hard water staining, efflorescence on stone, rust runs, bird fouling, algae growth in shaded areas
Pre-Painting Preparation
A facade must be properly cleaned before it can be painted. We prepare surfaces ahead of our own external painting service so the coating bonds correctly.

We keep the process simple and transparent, so you always know exactly what is happening on your building.

-
Free Site Survey
We visit your property and assess the facade materials, level of soiling, building height and access conditions. Free, with no obligation.
-
Written Quotation & Method Statement
You receive an itemised quotation and a clear method statement setting out how the work will be carried out and what safety measures are in place. No hidden extras.
-
Scheduling & Permits
We agree a date that suits your building and coordinate directly with your building management or facility management company for access approvals.
-
Safe Access Setup
We reach the facade using suspended access platforms and construction cradles — whichever suits your building. We do not use rope access. All work is carried out from a stable, enclosed platform, with the ground area below barricaded, signed and supervised throughout.
-
Surface Testing
Before full cleaning begins we test our method on a small, discreet section of each material type. This confirms the result and guarantees no damage to your facade.
-
Pre-Treatment
Heavy staining, algae and bonded contamination are pre-treated with the appropriate solution and given time to soften before washing.
-
Cleaning
Work runs systematically from the top of the building downward, so no cleaned section is re-soiled by run-off from above, material-appropriate methods on every other surface.
-
Detailing
Frames, gaskets, sills, edges, corners and hard-to-reach areas are cleaned by hand. This is the part that separates a professional job from an average one.
-
Final Inspection & Handover
We inspect the finished facade with you or your building representative, clear all equipment, and leave the ground area clean.
-
Maintenance Plan
We recommend a realistic cleaning schedule for your specific building based on its location, exposure and materials. Contract clients are reminded automatically before each visit.
What We Report Back to You
Because our team works on the facade at close range, we see things nobody can see from the ground. As part of every clean we tell you about:
- Cracked, chipped or fogged glass panels
- Failed, cracked or shrinking sealant joints
- Corrosion on frames, fixings and brackets
- Paint blistering, fading or peeling
- Blocked drainage and weep holes
- Loose or damaged cladding panels
This early warning is genuinely valuable — most facade problems are inexpensive to fix if caught early, and very expensive once they are not. If we spot damaged glass, we can also handle the external glass replacement for you.
Buildings We Clean
- Residential towers and apartment buildings
- Commercial offices and business centres
- Hotels, hotel apartments and serviced residences
- Villas, compounds and private residences
- Shopping malls, showrooms and retail units
- Schools, universities and clinics
- Government and institutional buildings
- Warehouses, factories and industrial facilities
- Newly completed buildings requiring post-construction cleaning
Why Choose SEEZAR in Abu Dhabi?
Fifteen Years in Abu Dhabi
Established in 2010 and based in Al Danah. We know what this specific climate does to buildings, and which cleaning methods actually hold up here.
We Own Our Access Equipment
SEEZAR operates its own construction cradle rental division. No waiting on third-party suppliers, which means faster mobilisation and better pricing for you.
Safety Is the Standard
All work from stable, enclosed suspended platforms and cradles. Full ground barricading, trained supervision and a written method statement on every job. We do not carry out rope access work.
The Right Method Per Material
Stone, glass, aluminium and painted render each need a different approach. We test first and match the method to the surface — never one method for everything.
One Contractor, Whole Facade
Cleaning, glass replacement, external painting and cradle rental. One point of contact, one invoice, one company accountable.
Benefits of Professional Facade Cleaning
Clean facades are not only about appearance. Here is what regular cleaning actually delivers.
Your building looks like an asset again
The facade is the first thing tenants, clients and valuers see. A clean exterior signals a well-managed property and reflects directly on the owner or management company.
The building lasts longer
Removing salt, dust and pollutants before they bond prevents corrosion, etching and permanent staining. Cleaning is preventive maintenance, not cosmetics.
Lower long-term costs
Regular cleaning avoids the far higher cost of facade restoration, full repainting or panel replacement later on.
Better tenant retention and rental value
Occupancy and rental rates follow building presentation. A tired-looking facade costs you more in lost rent than a cleaning contract costs to maintain.
More natural light inside
Clean glass transmits noticeably more daylight. Interiors feel brighter and tenants notice the difference immediately after a clean.
Early problem detection
Damage caught at close range during cleaning is damage you can still fix cheaply, before it becomes a structural or safety issue.
Compliance and inspection readiness
Facade condition is routinely assessed by facility management, insurers and authorities. Staying on top of it keeps you compliant and avoids notices.
How Often Should a Facade Be Cleaned?
There is no single answer — it depends on your building's location and exposure. As a general guide:
| Building Type / Location | Recommended Frequency |
|---|---|
| Coastal & seafront — Corniche, Al Bateen, Al Reem, Saadiyat, Yas | Every 3–4 months. Salt exposure makes these the highest priority |
| City centre & main road buildings | Every 4–6 months. Traffic pollution and dust build up quickly |
| Near construction or industrial areas — Mussafah, ICAD | Every 2–3 months while construction is active nearby |
| Suburban & sheltered residential | Every 6–12 months |
| Prestige & hospitality properties | Monthly or quarterly. Presentation is part of the product |
| After a major shamal or sandstorm | An additional clean is worth it regardless of schedule |
We will recommend a realistic schedule for your building during the free survey. We would rather set a schedule you actually keep than sell you visits you do not need.
What Affects the Cost?
- Building height and number of floors — this drives the access requirement
- Total facade area to be cleaned
- Facade materials — mixed-material facades take longer than plain glass
- Level of soiling — a neglected building needs a restoration clean, not a maintenance clean
- Access conditions — roof anchor points, ground clearance and setup space
- Frequency — contract clients pay significantly less per visit than one-off jobs
- Timing — out-of-hours and weekend work is priced differently
- Additional work — stain removal, sealant checks or glass replacement
Because these factors vary so widely, we do not publish fixed rates. Send your building details and a few photos to info@seezar.ae and we will arrange a free site survey and written quotation at no obligation.

Frequently Asked Questions
How often should facade cleaning be done in Abu Dhabi?
Most buildings need cleaning every 3 to 6 months. Coastal and seafront buildings need it more often because of salt exposure, while sheltered suburban buildings can go 6 to 12 months. We recommend a schedule based on your specific building during the free survey.
Do you use rope access for high-rise cleaning?
No. We do not carry out rope access work. All high-level facade cleaning is done from suspended access platforms, construction cradles, scaffolding, which provide a stable working base and a safer, more thorough result.
Will the cleaning damage our glass, stone or paint?
No. We identify every material on your facade first and test our method on a small discreet area before starting. We use pH-neutral, material-appropriate products and controlled techniques — never aggressive high pressure on delicate surfaces.
Do you clean the inside of the windows too?
Yes, internal glass cleaning can be included. Just mention it when requesting your quotation and we will price it in.
Will this disturb our tenants or customers?
We plan around your building. For occupied towers, offices and retail units we can schedule work outside business hours, on weekends, or floor by floor to keep disruption to a minimum.
Do you handle building permits and approvals?
Yes. We prepare the required safety documentation and method statements and coordinate directly with your building management or facility management company for access approvals.
Do you offer annual maintenance contracts?
Yes, and they are our most popular option. Contract clients get priority scheduling, better per-visit rates and automatic reminders before each visit.
Can you clean a building after construction work?
Yes. Post-construction facade cleaning is a specialist service we provide for contractors and developers — removing cement splashes, sealant smears, adhesive, protective film and site dust before it cures onto the surface.
What happens if you find damage while cleaning?
We report it to you with photos. Because we also handle external glass replacement and external painting, we can quote the repair without you needing to find a second contractor.
How much does facade cleaning cost?
It depends on building height, facade area, materials, soiling level and access conditions. Email info@seezar.ae with your building details for a free, no-obligation quotation.
Which areas of Abu Dhabi do you cover?
All of Abu Dhabi city and the surrounding areas, including Al Reem Island, Yas Island, Saadiyat Island, Khalifa City, Mussafah, Mohammed Bin Zayed City, Al Shamkha and the Corniche.
